Our Booking Process and Terms and Conditions for Bed and Breakfast guests

Availability – to check availability and for all booking enquiries please email Kate on

 or call 07813 709 593 and we will get back to you as soon as possible. If the dates you request are available we will hold your booking for 5 days unless you inform us that you are no longer requiring them.

To confirm your booking - please fill in the booking form and send us a deposit for 25% of the full amount due.  Once we have confirmed your booking our agreement is a legal contract.The remainder of your payment is due on the date of your departure. If you need to leave before 7am please settle up the night before.

Payment - Please note that payment by credit card  is NOT a facility we are able to provide at present. We can accept cash or payment via online banking.

Cancellation  Your deposit is refundable to you up until 48 hours prior to your arrival date. Should you need to cancel your booking please tell us immediately.

We will only cancel your booking if accommodation is unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however, if this is not possible, or unacceptable to you, then we will refund all monies paid by you. Our liability does not extend beyond this refund. 

Prices stated on the website are per room, per night and breakfast is included.  Minimum stay is for 2 nights.

Arrival – Between 4 and 8pm – arrival outside these times must be pre- arranged.

Departure – by 10.30am, unless otherwise arranged.

Access  -   As the house is Georgian unfortunately all our bedrooms are accessed by stairways of 14 to 18 steps. There are bannisters on both stairs. If this should be a concern for you then please mention it when booking.

Pets – no pets accepted

Breakfasts  - We love nourishing breakfasts  and like to make sure that the ingredients are the best we can get. Whenever possible we support local farms and local family businesses in order to serve you with the best quality produce that has travelled for as short a distance as possible to get to our table. If you would like more details then please ask – our suppliers vary slightly dependent upon the season and the freshness available at any one time. Breakfast times –7 to 9am weekdays and 7.30 to 9.30am at weekends.

Art  - Much of the Art on our walls is painted or printed by friends and family who know our home and love the environment surrounding it. Some of it is for sale – do tell us if you like it!

Garden – Please walk around our garden, meadows and woodland with a small lake. It is an energising, beautiful and peaceful space to pause, to be curious, to reset.

Damages, Breakages and Liability – Please be mindful of yourself and our property. Please mention to us immediately if there is anything that does not work to your satisfaction or if you have any health matters that you think we should be aware of – such as hearing difficulties that could prevent you from hearing a fire alarm. However, we do not accept liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees.

Data Protection: We are legally required to retain data gathered during the course of this booking and it may be held on computer confidentially. We will never disclose this information, such as email addresses to any other parties and will only contact you with future information about Elmdon Lee if you have specifically agreed to us doing so.
